Do I have your attention? Yes, I said "Buyer beware of new construction".
One of the many unfortunate consequences of the real estate downturn in 2005/06 was that most skilled laborers were forced to move away from jobs held with large home builders. Skilled contractors and subs were either let go due to little demand for new homes or they decided on their own to go work for themselves or shift careers altogether.
Now that new construction is once again hot, many builders are faced with a shortage of "skilled" laborers. What is the effect on the consumer? You guessed it, a sub-par quality build. Look, I'm not saying the house is going to come crumbling down in a few years but I am re-iterating that the buyer beware of new construction so that they may keep a close eye on the building process along the way. This is why I feel it is imperative to be represented by a real estate agent who can be an extra set of eyes, ask the right questions to the builder, inspect the progress of construction, beginning to end, and be available with a home inspector at time of a final walk-thru with the builder representative. Many buyers think they will save on their purchase price if they go direct to a new subdivision with representation. Not only is this a myth, some of our clients can enjoy additional savings or upgrades by using us and most importantly, be represented by someone who does not work for the builder!
Along with making sure your homes' construction is as good as what you are paying for, I have a list of questions you should be asking your builder prior to signing a purchase agreement. While it's impossible to think of every scenario that could arise, I have come up with a good base of questions to help protect your future investment.
